Transforming the gateway to Rome
The Fiumicino Waterfront Project will transform a neglected stretch of Italian coast into a vibrant maritime destination. As one of Italy’s largest foreign direct investment infrastructure projects, this €600 million development creates a sustainable complex combining luxury yachting with public recreational spaces on Isola Sacra.
Mixed-use excellence
At the heart of the development sits a state-of-the-art yacht marina with more than 1,200 berths, designed for the most modern mega and giga yachts. This mixed-use approach ensures we make the most of the space while these prestigious vessels contribute significantly to the local maritime economy and international profile.
The cruise element uses about 20% of the total area and will operate four days a week, expanding what Fiumicino can offer tourists. The Italian Government has designated this as one of the “essential” works for the 2025 Jubilee, recognizing its role as a new gateway to Rome and giving it priority status that demonstrates national confidence in the project.
Environmental leadership and heritage care
Every building meets nearly Zero Energy Building standards, using minimal energy while maximizing renewable sources. We’re investing €20 million of private funding in cruise dock electrification so vessels can shut down engines while in port, eliminating emissions. Half the development area becomes public green spaces, with extensive walking and cycling networks throughout.
The project also restores the Old Lighthouse and renovates the historic Bilancioni (traditional fishing cranes), preserving and celebrating Fiumicino’s maritime heritage while bringing these elements into contemporary use.
Real economic impact
This forward-looking design will generate 2,000 construction jobs and 5,000 permanent positions once operational, injecting €500 million into the economy during construction and €400 million annually afterward.
We’re contributing €12.5 million to Fiumicino Municipality for public works beyond our project area, including improved access to Isola Sacra. The project will also repurpose dredged sediment for shoreline restoration, saving taxpayers about €60 million while improving coastal resilience.
While Royal Caribbean Group serves as our anchor client, the cruise facility welcomes multiple operators without exclusivity arrangements, ensuring fair competition. By integrating maritime infrastructure, sustainable architecture, public spaces, and heritage preservation, we’re transforming “the gateway to Rome” into a premier Mediterranean destination that honours its past while embracing a sustainable future.
